STURGIS, S.D. – The Sturgis Council has approved what’s called a preliminary policy direction resolution regarding a proposed TIF District.
Bergman Construction, L.L.C. requested the resolution, hoping the council would be willing to consider a potential tax increment financing district for property located west of the intersection of 20th Street and Lazelle Street at the mouth of Boulder Canyon.
The property is zoned Highway Service Commercial and is currently vacant. The developer is evaluating potential commercial development of the property and requested preliminary policy direction before committing additional times and resources to a formal TIF project plan.
Sturgis Mayor Rod Bradley.
The resolution is limited in scope and it does not create a TIF project, approve a project plan, approve a development agreement, authorize debt or commit the city to reimburse any project costs.
Bradley says it simply expresses the council support for continued evaluation of a potential commercial TIF for this property for possible future commercial development.
